Full Job Description:
Under the direction of the Maintenance Technician Lead:
1. Respond to maintenance requests and complete minor maintenance tasks, such as replacing light bulbs and conducting general repairs.
• Carry out maintenance tasks as directed, ensuring timely and efficient response to maintenance requests.
• Perform minor repairs, including replacing light bulbs, fixing leaks, tightening fixtures, and patching walls, following the instructions.
• Provide status updates to the supervisor and report any issues requiring additional attention.
2. Conduct routine inspections of both exterior and interior premises for defects, repair needs, and safety concerns.
• Perform property inspections to identify issues such as structural defects, safety hazards, or maintenance needs.
• Report inspection findings to the supervisor and assist in addressing prioritized concerns as assigned.
• Follow the supervisor’s guidance in maintaining accurate inspection records.
3. Assist with the preventative maintenance schedules for all equipment and property.
• Execute preventative maintenance tasks as outlined by the supervisors schedule.
• Carry out activities such as lubricating machinery, servicing HVAC systems, and testing alarms.
• Communicate any unexpected findings or additional maintenance requirements to the supervisor.
4. Maintain cleanliness and order in all offices, grounds, and other areas at all locations, ensuring they are free of dust, garbage, and clean windows.
• Maintain cleanliness in assigned areas, including offices, common spaces, and outdoor grounds.
• Perform routine cleaning tasks, such as dusting, vacuuming, removing trash, and cleaning windows.
• Notify the supervisor of any areas requiring further attention or additional resources.
5. Preparing vacant apartments for move-in through turnover repairs and improvements.
• Prepare vacant units for new tenants by completing repairs and improvements as directed by the supervisor.
• Tasks may include patching walls, replacing fixtures, cleaning thoroughly, and ensuring appliances are functional, all in line with the appropriate standards.
• Report unit readiness or any additional needs to the supervisor to ensure move-in deadlines are met.
6. Perform snow removal and lawn care as part of property upkeep.
• Clear snow and ice from sidewalks, driveways, and other critical areas to ensure safety.
• Spread salt and/or sand to prevent slipping hazards during winter months.
• Perform lawn care tasks such as mowing, edging, trimming, and removing debris to maintain the property's appearance and functionality.
• Report any major landscaping or snow removal issues to the supervisor for further action.
7. Perform additional tasks as directed by the supervisor, based on the organization's needs.
• Undertake various tasks or projects as assigned by the supervisor, including emergency repairs, event setups, or property improvements.
• Prioritize and execute tasks according to the supervisor instructions to support the organization’s operational goals.
• Adapt to changing needs and maintain flexibility in completing assignments under the lead’s direction.
8. Participate in on-call duties and mandatory overtime as required.
• Be available to respond to after-hours emergencies, such as plumbing issues, heating failures, or safety concerns, on a rotational on-call schedule.
• Ensure timely and professional handling of emergency situations to minimize disruption and ensure tenant safety.
• Work mandatory overtime during peak periods, inclement weather events (e.g., snowstorms), or other critical situations, as required by management.
• Communicate with the supervisor to provide updates on completed after-hours tasks and ensure proper follow-up during regular hours.
What You Bring to Us:
Required Qualifications:
• High School diploma or equivalent.
• Experience in building maintenance or education in the trades.
• Experience with painting, plumbing, and electrical.
• General knowledge of all modern tools.
• Availability for emergency situations at the property, including an on-call rotation.
• Ability to lift up to 50 pounds frequently.
• Personal, reliable transportation to get to work and to respond to on-call emergencies.
• Valid New York State Driver’s License.
• Excellent communication skills, both written and verbal.
• A sharp professional appearance and adherence to the company’s dress code at all times.
• Ability to regularly walk, climb, kneel, crouch, and stand for long periods of time.
• Ability to work outside and regularly be exposed to all weather elements including extreme cold or heat, rain, sleet, and snow.
• Ability and willingness to use various apps on company provided mobile devices.
